Senior Facilities/Maintenance ManagerTupelo, MS
The Senior Facilities and Maintenance Manager manages responsible for the maintenance, construction, repair, and refurbishment operations of the LLU Tupelo, Mississippi site. Implement policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Track work orders for quality, adherence to service standards, and budget guidelines. Direct training of direct reports in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversee vendors or contractors engaged for construction projects. Sets a positive example in punctuality and professional demeanor by respectful communication with all levels of staff. Ensures adherence to all company policies, while promoting safety at all times.
Responsibilities
- Ensure all ongoing contracts/work schedules are prepared, agreed on, finalized for any third party, general contractor, architect, etc. for any up keeping/maintenance/warranties of the entire office/facility - site. (E.g. generator, air conditioning, landscaping, irrigation system, power supply & consumption, roof inspections/maintenance, etc.).
- Inspects facility and evaluates use of space.
- Oversee management of internal transportation vehicles and devices such as forklifts, overhead cranes, and other similar machinery in support of facility.
- Manage and oversees operation of a tool room to provide tools and other equipment in support of facility.
- Provide management and support of machinery and equipment inventory counts on all externally stored items.
- Analyze campus HVAC, computer network wiring, lighting and other factors.
- Plan, budgets, and schedule facility modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
- Perform audits to support facility planning.
- Develop long range plans, conceptual designs, and capital spending requirements and documentation for the facility.
- Formulate and coordinate program specifications, requirements for proposals and contracts, and other associated documents.
- Serve as the liaison with applicable local city officials, to public utilities, emergency services, as well as regulatory agencies.
- Drive continuous improvement efforts.
- Serve as primary coordinator for facility-related emergencies (e.g., fire, flood, power outage).
- Develop and maintain emergency preparedness plans and protocols.
- Oversee the coordination of building space allocation, layout and communication services.
- Work closely with Safety personnel and with direct to ensure overall cleanliness and organization of facility to meet all related safety and quality requirements.
- Work closely with the Procurement team in the vendor and service selection and negotiations.
- Supervisory Duties:
- Manages 5-10 direct reports.
- Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
- Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work, appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Competencies
- Bachelor’s degree (B.A. or B.S.) from four-year college or university and at least 6 years relevant experience; or equivalent combination of education and experience.
- Demonstrates initiative to visualize, organize, manage, and complete projects in individual and group settings.
- Ability to interface with all levels of staff.
- Demonstrated ability to handle confidential information.
- Proficiency in PC based applications (word processing, spreadsheets, and maintenance tracking/scheduling tools).
- Ability to multi-task while completing work in a competent and professional manner.
- Occasional international and/or domestic travel as required.
- Ability to obtain and maintain a valid driver’s license and passport.
- Ability to work weekends or on-call.
- Must be able to work at heights and confined spaces as required.
- OSHA 30-Hour General Industry certification or ability to obtain within the first 6 months of employment (required).
- Professional certifications preferred (example: CFM, FMP, Six Sigma, SFP etc.)
